An empty property earns nothing, and a half-furnished one earns bad reviews. Short-stay guests arrive with no cutlery, no sheets and no patience, and they rate the property on the things nobody thinks to buy: a decent knife, enough coat hangers, a bin in the bathroom, blockout blinds in the bedroom. We furnish to that standard because we are the ones who have to meet it.
A package covers the whole property, room by room, down to the small items. Bedrooms get the frame, mattress, protector, bedside tables and lamps, quilt, pillows and hangers. The kitchen gets the pots, knives, oven tray, kitchenware and a coffee machine. Living and dining areas get the sofa, table, rug, artwork and lamps. Laundry gets the vacuum, iron, mop and bins. Safety items are included as standard: smoke alarm, carbon monoxide detector, fire extinguisher and fire blanket.
Furniture in a short-stay property takes more punishment in a year than a family home takes in five. We are not dropping a package at the door and leaving you with it. The items we supply are inspected as part of the turnover cleaning and the exit check after each stay, and replaced through our maintenance service when they wear out.
Fitting out a property is the one real upfront cost of going short stay, so there are two ways to soften it. Furniture finance plans let you spread the cost over up to 12 months, and we have displayed and reconditioned packages available at lower cost, in limited stock. Ask what is on the floor when you enquire.
Every week an empty property sits unfurnished is a week of lost income. We commit to a date for delivery and installation and we work to it, so the photography, the listing and the first bookings can be scheduled around it rather than waiting on a maybe.
Plenty of properties only need the gaps filled. We inspect against the essentials list during onboarding, tell you what is missing, and if it is a handful of small items we buy them and add them to your property inventory rather than hold up the launch. The management service explains how that fits into getting listed, and photography comes once the styling is done.
